Investment Property Introduction


Buying a property to let is a very different process to buying your own home.  The choice of location is probably the most important factor, with the size, age and condition of the property following close behind.

Making the right choice could be the difference between a straightforward, successful investment and a disappointing venture in the property world.

For every property purchased by investors, S3 Residential Limited will typically have considered several properties, usually three or four of the properties will be inspected and offers made on two or three of them.  Our investors often have first opportunity to purchase properties at attractive prices.

S3 Residential Limited selects each property for purchase for a Client only when it fulfils our strict criteria.


INVESTMENT PROPERTY LOCATION

The location must have potential for capital growth and be ideal for letting.  The 1988 Housing Act has revolutionised the rental market in the UK, and provided that the Tenancy is set up correctly, the landlord has the absolute right to possession of the property at the end of the term.

The demand for rental property will increase due to several factors:

· Shorter employment contracts
· The need for greater mobility of the workforce
· Increase in the number of single person households
· Economic migration

The rental market in the UK represents approximately 11% of the UK Housing Stock but is likely to grow to up to20% of the stock due, in some part, to the factors listed above.

TYPE OF PROPERTY

Properties are selected depending on the investor’ ‘investment criteria and we will target our acquisitions to meet our clients’ needs.

Properties purchased are usually flats or apartments but we are also keenly aware that traditional houses represent excellent investment value and we will also offer these to our clients.
 
Investors will want to see good Capital Growth for their investment.  The prediction is that, due to the shortage of suitable housing in the UK, prices will have an upward trend.
